Throughout our 30-year history, this Strata has rarely held Town Hall meetings. These meetings are vital to give owners a voice and to allow the Strata Council to communicate at a level of detail that’s not possible through written communication.
The Town Hall held last night (April 21, 2026) was the first step toward change. The goal was to present to owners a clear picture of what council has been working towards, give a vision for the future, and hear the concerns and insight from the owners, who are the investors in the complex.
Aside from the Annual General Meetings, owners have not been given much of a voice over the years. They have usually been asked to make major decisions about their properties with insufficient information.
Case in point: the only details available for most AGM resolutions in the past has been the one-paragraph explanation above each resolution. That’s not sufficient! Without information to guide them, owners would come up with their own interpretations of suggested resolutions, based on incomplete information and rumors. As a result, many decisions were made over the years that were not in the best interest of all the owners.
A Town Hall meeting should be held at least once a year. Last night’s meeting, attended by nearly 2 dozen owners, was a first step towards a new era where owners can feel involved with what is happening in their community.
We want owners to have a sense of pride in helping to shape the future of the neighborhood that we all share.
The meeting looked at the primary emphasis of the new council, which is to focus on regularly scheduled maintenance items that have traditionally fallen behind. By setting a standard maintenance calendar and keeping the curb appeal high, property values can increase by 7-15%, leading to average values for owners growing by CAD$56,000-$120,000.
Despite being 30 years old, our complex has a lot to love and a great many years of life left if managed properly. We can compete successfully against the many new developments in the area. In fact, this strata council believes that with good governance, our complex can become one of the most desirable communities in Hamilton. We have a beautiful space, with a well landscaped, mature parklike setting, playgrounds, an amenity centre, and we’re located right next to the Highway 91 Connector, thus providing rapid access both East and West.

A detailed look at the resolutions
The Town Hall then described the reasoning behind each one of the resolutions on the table, so that owners had a thorough understanding of why they exist and what they mean for the budget and for the future of the complex.
The meeting provided opportunities for owners to express their feedback. It was a meaningful, cordial and effective opportunity for everyone to have a voice in shaping the future of our complex.
