Some years ago, we had a handyman who kept an eye on the property and looked after cleaning needs and small maintenance tasks. Council was looking to have that kind of role filled once again. That is now in place.
The complex will be looked after by a team of two gentlemen with experience in doing this for another townhome complex in the Hamilton area. They will be providing a variety of services to help keep the property looking its best, and will alert council if they see things that need more attention.
The team consists of Kevin Black and Rene Lord. Kevin has a background as an electrician and Rene has a background as a plumber, but both have done construction work and are fully capable of handling all kinds of general maintenance needs. Both of them live nearby in the Hamilton neighborhood. To minimize the budget, they generally patrol by themselves. If a project requires two people, they will attend to it as a team.
Already they’ve replaced the old cork board in the mail room, which dated back to when the complex was built, have cleaned up garbage throughout the property, have cleaned large amounts of loose gravel off playground equipment, and have replaced burned out lights on the walkway bollards.
They will be cleaning bird droppings off the bollards, washing the stairs and railings at the electrical rooms, maintaining the amenities room and much more.
They will patrol individually roughly once a week, sometimes as a team if workload requires it. If you see them around, take a moment to say hi and let them know you appreciate their involvement.
If you have small projects related to your “common property” (outside your unit itself) please let council know by posting a request in the online portal. The request goes to council, who will then connect with the handyman team to schedule it into their workflow. Please do not ask them directly as council needs to be involved in each work order. This ensures that the budget remains properly managed.
Naturally, the handyman team cannot assist with things inside your unit, as that is not considered common property. But you can request that they be referred as a third-party vendor. For this, please get in touch with our property manager, Sufiyan Sawry, at Century 21 who will then pass along the vendor information as he does with any outside vendor. They will then issue an estimate and invoice you directly for that in-unit work.
